The Villas as well as the Apartments can host up to 6 or 7 persons. The price in the list are good for two persons.
Each extra person is add. 1,200 Baht for one night

Beachfront - villa : As they are located next to the beach we charge 1,000 B. Extra per night

Electricity:
An average consumption of 12 KW per day is included in the Rates. More consumption will be charged with
8 Baht per KW additional.

Breakfast:
Your can select between different options:

• You can include ABF in Your daily rate
• You can select your breakfast-items the evening before by contacting our German Bakery and get it served
  fresh on your terrace in the next morning
• You can visit one of the surrounding Restaurants and use their ABF-Service from the surrounding restaurants
  to be served on your terrace
• You can buy the ingredients in one of the big shops and prepare Your breakfast Yourself. (our room maids are
  washing Your dishes once a day)

General

All bookings need to be comfirmed through our office.
The booking is totally confirmed as soon as 30% deposit payment is transfered to one of our Accounts.
If there should be an emergency case in your family the Deposit is not lost but can be transfered to
another booking period.

The rest of the total amount has to be paid about 14 days days before arrival in Royal living Residence Koh Samui
All amounts include Service - Charge and Government - tax (as long as the law is not changing)
